Ongoing oversight of your island when you are not there. A property manager handles caretaker supervision, vendor coordination, storm preparation, insurance compliance, and the hundred small decisions that keep an island habitable between visits. Essential for any owner who is not based within a boat ride of their property.
Caretaking
A caretaker lives on or near the island full-time. They maintain the grounds, run the generator, monitor the water system, manage dock arrivals, and serve as the first responder for anything from a fallen tree to a broken pump. Sourcing the right caretaker is one of the highest-impact decisions an island owner makes. We work with placement specialists in the Bahamas, Belize, Fiji, and the Caribbean who understand what island caretaking actually requires.
Legal Services
Island ownership crosses jurisdictions, and the legal work does too. Foreign ownership structures, title verification, SCI formation in French Polynesia, Aliens Land Holding Licences in Grenada, right-of-possession versus titled finca in Panama. Each market has its own requirements. We refer to attorneys who specialise in island and coastal real estate in the jurisdictions where we operate.
Insurance
Marine insurance for your vessels. Property insurance for structures in hurricane-rated zones. Liability coverage for rental guests. Island insurance is a niche within a niche, and the brokers who understand it are not the ones advertising on Google. We work with specialists who insure private islands across the Caribbean, Pacific, and Mediterranean.
Construction and Development
Building on an island means every material arrives by boat. The contractor needs to understand barge logistics, tidal schedules, remote power systems, rainwater catchment design, and the specific building codes (or absence of them) in each jurisdiction. We refer to firms with completed island projects, not firms with mainland portfolios and good intentions.
Solar and Power Systems
Most islands run on generator power, solar arrays, or a hybrid of both. The economics of solar on an island are different from the mainland: the panels are exposed to salt air and high winds, battery storage has to cover days of cloud, and a backup generator is not optional. We work with installers who have designed and maintained island power systems specifically.
Water Systems
Freshwater on an island comes from rainwater catchment, groundwater wells, or desalination. Often all three. The system design depends on the island's geography, rainfall patterns, and guest capacity. We refer to engineers who have built water systems for private islands and small resorts across our regions.
Connectivity
Starlink has changed island connectivity, but the installation is not plug-and-play in every location. Obstructions, mounting requirements, power draw, and the realities of maritime weather all factor in. For islands without Starlink coverage, VSAT and cellular boosters remain the options. We can connect you with providers who have installed and maintain connectivity systems on private islands.
Marine Services
Dock construction and maintenance, mooring installation, vessel maintenance, and hull cleaning. Islands are accessed by water, which means the marine infrastructure is not a convenience. It is the front door. We work with marine contractors in the Caribbean, Mediterranean, and Pacific who handle island-scale projects.
Security
For owners who want monitoring, controlled access, or on-site security personnel. The need varies by region and by how remote the island is. We work with firms experienced in island and estate security across our core markets.
Concierge and Provisioning
For renters and owners arriving for a stay: grocery provisioning, chef placement, yacht charter, helicopter transfers, dive instruction, event planning. If you own the island and want someone to stock the fridge, arrange the boats, and have everything running before you land, this is the service.
Transport
Getting to the island. Helicopter charters, seaplane services, private boat transfers, and yacht provisioning. We work with transport operators across the Caribbean, Pacific, and Mediterranean who run regular island transfers and know the local conditions.
Development Consulting
For buyers who purchase undeveloped land and want to build. A development consultant manages the full process: feasibility assessment, permitting, architect coordination, contractor selection, and construction oversight. Island development is a multi-year project with a long list of ways to spend money badly. A consultant who has done it before is the single highest-ROI hire for any new island developer.
